Renting through Monte Cecilia Housing Trust
Monte Cecilia Housing Trust is one of New Zealand's larger and older community housing providers, with a proud history of service spanning over 40 years. Over that time, we have supported thousands of families throughout the Auckland region, enhancing their quality of life and fostering community development.
Monte Cecilia Housing Trust currently manages a diverse portfolio of over 500 rental properties across South and West Auckland. These properties are a mix of Monte Cecilia-owned homes, those sourced from Kainga Ora, and others leased from private landlords/owners.
Our approach as a Community Housing Provider includes a combination of pro-active tenancy management paired with the availability of wraparound service support, helping our tenants to maintain their tenancies and achieve their housing goals.
Partnering with Monte Cecilia Housing Trust as a landlord/owner provides peace of mind that comes from secure tenancy management, where Monte Cecilia commits to payment of rent 52 weeks in the year regardless of occupancy, as well as remedying all damage for which the tenant is liable before handing any property back.
By working with Monte Cecilia, you will also play a crucial role in providing stable housing solutions for families in need, contributing positively to the community.
Frequently Asked Questions
What are the benefits of renting through Monte Cecilia Housing Trust?
Renting your property through Monte Cecilia ensures you receive guaranteed rent 52 weeks a year with pro-active tenancy management for your property and the guarantee that we will remediate any damage for which the tenant is liable at no cost to you.
What kind of tenants does Monte Cecilia work with?
Monte Cecilia collaborates with families who meet our Tenant Standards, which include a commitment to improving their current living situations and full compliance with all aspects of their tenancy agreement.
What kinds of properties is Monte Cecilia looking to rent?
We seek reasonably high-quality properties that are fit-for-purpose in South Auckland. These properties must meet all relevant legal requirements and be in areas with good access to community facilities. We work with many larger families, so we are particularly looking for properties with 3+ bedrooms.
What attributes does Monte Cecilia look for in landlords/owners?
We aim to partner with landlords/owners who are empathetic and who share a commitment to our mission, which we demonstrate through our management practices and engagement in the day-to-day operations of the tenancies. Ideally, we want to partner for longer term leases to give families and owners continuity.
What does the Monte Cecilia lease agreement include?
The Monte Cecilia lease agreement covers essential details and ensures compliance with tenancy laws. If you would like to view the standard Monte Cecilia Lease Agreement, please contact us and we will be happy to supply a copy.
How does Monte Cecilia handle property damage?
Monte Cecilia manages property damage in accordance with the rules and processes laid out in the Residential Tenancies Act. All damage for which the tenant is liable is repaired by us and billed back to the tenant, while other damage that the landlord/owner is liable for and fair wear and tear is the landlord’s/owner’s responsibility. We have an in-house property team and can organise repairs and maintenance of fair wear and tear for owners, should they wish.
It is important that owners recognise that with all tenancies, including those used for social housing, at the end of the tenancy the property will be handed back in a condition as close to how it was received as possible, less damage for which the landlord is liable and fair wear and tear. This is not the same as brand new.
